Inspection and assessment visits for viewing Spanish property

This is where it all starts. No other way exists to build a house in Spain without first a visit to find the land and make all arrangements for its construction. Assuming you are aware of the area in which you would like to build your house, you will need about 7 days to view the likely amount of land available. This should not be taken as meaning that there will be a lot of land to view rather than a lot of kilometres separating the land to view.

At this stage we need to explain our pricing policy in regard to construction. SPC construct in a wide variety of locations and location more than anything else influences the cost of property. Spectacular locations are usually accompanied by spectacular prices but in the final analysis, as with beauty, the appeal of any location is in the eye of the beholder. You alone will decide where that will be and what you will pay for your part of it.

If you buy land close to the sea you will be paying 4 - 500 Euros per square metre. Conversely, inland, building under the 2 per cent rule will see you paying anywhere between 6 - 15 Euros per square metre. The price of land can be a fraction of the property cost or 10 times as much. It's all to do with preference and budget. Whilst land for the average client works out at around 70 - 130,000 Euros per plot, there are instances where it has been obtained more cheaply and also, where far more has been paid.

When you view our property pages, please bear in mind that government taxes and your own legal fees have not been included in the property price nor does the price include the cost of land which is not known to us. The cost shown is that for the design and construction of your house and includes project fees but not the fee for geophysics which is necessary in determining whether or not land is suitable for building on.

For an assessment visit to be successful requires a good brief from you prior to your visit outlining in detail exactly what you are looking for in regard to both land and the type of property you wish to build on it. We do need to be aware of your budget for both land and property as no point exists in looking in areas which exceeds the amount you are wishing to spend. Armed with this information we can research your requirements prior to your arrival and when you arrive, present you with an itinerary for the duration of your stay.

When you first arrive it's good policy to sit down and carefully go over what you are hoping to achieve so that we are all absolutely clear about what you want to do. It is not unusual at this time to find that requirements may have changed a little and if this is the case we can take a further brief from you.

Looking for land is physically far more demanding that many would believe, especially if the days are hot. Normally we would expect to start work at about 10 o'clock in the morning, finishing at around 6 or 7 in the evening. If you feel that you would prefer to finish a little earlier, then let us know prior to your arrival and we will allow for this in your itinerary.

We can arrange accommodation for you, either a hotel or comfortable apartment and we will of course collect and deliver you to the airport.

If you find land which you wish to purchase we will immediately arrange for a lawyer to meet us on site and hopefully visit the local authority on the same day in order to ascertain that it can be built on and carry out any other checks which may be possible.

The next task will be for you to open a Spanish bank account and apply for the N.I.E. number. Both of these requirements are described elsewhere on this web site. If you are wishing us to build a bespoke property for you then it will be necessary for you to visit our architect. The situation will be the same if you select from our property portfolio but require alterations or additions.

We mentioned above that assessment visits can be hard work. Often quite a lot of driving is involved but there can also be quite a lot of walking. For this reason you may wish to ensure that you have comfortable shoes with you which are suitable for walking over rough, dusty land. If you visit during or after the month of October you may find the evenings require a light sweater or similar.

SPC construction is always individual. We do not build and then try to sell or build speculatively. All of our business is derived from single specific orders placed by individual clients. In most cases and where possible, we build where we are asked but sometimes, for logistical reasons a certain area may be outside the scope of our operation, when regretfully, we have to decline a contract. If an area of client interest is too far away from our offices, we may use the offices of associates.

Do remember, even though you may be away from the UK for only a few days, you need to have medical cover in case of accident or illness. If you bring the E.U.H.I.C. (European Union Health Insurance Care) card with you this will entitle you to free treatment from the Spanish health service. Alternatively, for such a short duration, medical insurance may be the better option.

If, as you probably will, you bring a mobile phone with you, don't forget to check with your air time provider to ascertain that the international call bar has been lifted. Don't forget the charger and an adapter plug.
